Prior to taking on a self-repairing lease, it is wise to have a Photographic Condition Survey carried out. The reason for this is that when the lease expires, the landlord is likely to instruct a schedule of dilapidations to be prepared. If existing defects are not recorded, there is a strong chance that the Landlord will insist that the tenant pays for repairing existing defects, which is unfair but only too common. Avoid the problem by having a Photographic Condition Survey prepared before taking out the lease.
